From shell to keys

How a space changes in the hands of one team, stage by stage, without you coordinating the trades.

  1. Shell

We take over the shell-and-core site, confirm every dimension and plan service routes before a single wall is closed.

07 · FAQ

Questions every villa owner asks

All questions
How much does a villa fit-out cost in Abu Dhabi?

It depends on size, the villa's condition (a new shell or a home you live in) and the finish level. We don't quote a rate per m² before the site visit, because a number that isn't based on measurements changes later. After the visit you receive an itemised BOQ with quantities and a price for every line, so you can compare and decide with clarity.

How long does a project take?

A mid-size majlis takes about 6–8 weeks, a kitchen about 5–8 weeks and a full villa about 8–14 weeks from design approval. The exact date of every stage is written into the contract.

Is the site visit free?

Yes. Site visits in Abu Dhabi and Al Ain are free and carry no obligation. Your project engineer visits, takes measurements and photos, and talks through your needs, budget and target date.

How are payments split?

An advance when you sign, then payments tied to stages defined in the contract, and a final payment after handover once the snag list is closed. You never pay for a stage before you see it done.

What warranty do you give?

12 months on workmanship from handover, covering the joinery, gypsum, flooring, paint and fittings we installed. Materials and appliances carry the manufacturer's warranty, and we hand you the certificates in the handover file.
